We know that selling your property direct may raise many questions with you and sometimes its difficult to believe that selling direct is such an easy alternative to a traditional sale.
In this section we hope to be able to answer any questions that you may have, however please remember that if you have any questions that are not answered here or you’d like to speak to someone to find out more then we'd be happy to talk you through any aspect. Q: How long does a sale take
A: If you are in a rush to sell we can usually exchange and complete in 14 to 21 days. We tailor or service to fit into your needs. We strive to always keep you up to date as to what’s happening throughout the process, we will also provide you with a contact number of the person dealing directly with the purchase so that you can call anytime with whatever your query. We will also recommend and pay on completion up to £1000 to cover the fees of a solicitor that we know will act in a prompt fashion.
Q: Do I have to move out straight away
A: No, you don’t. We can fit into your needs and are happy to exchange but not complete for a period of up to 6 months. You have a legally binding sale in place which gives you the peace of mind of a sale while being able to take your time to make other arrangements.
Q: What will it cost me
A: There are no fees associated with any part of our service, we don’t charge a valuation fee or a survey fee, what’s more we’ll even pay up to £1000 to cover your legal costs.
Q: Do I have to arrange and pay for a Home Information Pack (HIPS)
A: We do not need a Home Information Pack and you do not have to have one before selling to us thereby saving you money.
Q: What properties do you buy?
A: We buy anything, although mainly houses and flats.
Q: My house needs repairs, will you still buy it?
A: Yes, we are happy to buy your property whatever the condition of repair, it really doesn’t matter to us.
Q: Do you buy properties with tenants in situ?
A: Yes, we are happy to buy with tenants in situ.
Q: Do you pay full price for my property?
A: We take into consideration a wide range of factors to make sure that out offer represents the best value for a fast cash sale. We offer many benefits over a traditional sale such as an immediate purchase with as little stress and hassle as possible. No estate agency fees and no public viewings and we work to fit in totally with your needs. For this service we buy at a ‘trade price’ for your home. Every property is unique and is taken on a individual basis but we pay between 75 – 85% of open market value.
Q: What happens if my house is already on the market with an agent?
A: Normally the contract with the estate agent will allow you opportunity to find your own buyer without incurring fees. However we would advise you to read the details of your contact with any agent carefully. If you are at all confused and unsure we’ll happily look at it for you and cane advise on the best course of action.
Q: Can I rent back my house if I sell to you?
A: Yes, you can sell us your home and then immediately rent it back under a ‘Assured Shorthold Tenancy’ agreement. Please have a look at the
